WÖHR + BAUER signs KPMG on 15-year at OPTINEO development in Munich

Auditing and consultancy firm KPMG AG has signed a 15-year lease for 31,000 sq m of office space in the OPTINEO building currently under construction by Munich-based developer WÖHR + BAUER and the Maltz family office, on the Friedenstrasse in Werksviertel.

Designed by the Madrid- and Berlin-based architectural firm Nieto Sobejano Arquitectos, KPMG’s new office will arise on the former production site of lubricating oil manufacturer Optimol Ölwerke, offering space for up to 2,500 employees upon its planned completion in 2022.

Wolfgang Roeck, Managing Partner of WÖHR + BAUER, says: “A large number of companies were interested in becoming a tenant in this landmark property, but we eventually selected KPMG from the bidders as we felt OPTINEO’s distinctive architecture is a good fit with their business culture and corporate branding. KPMG and its international workforce will energise this up-and-coming urban district which is being regenerated by a broad range of cultural, leisure and manufacturing facilities, making it unique in Munich. The fact that KPMG went ahead with the signing of the lease despite the outbreak of Covid-19 testifies to the quality of the project and its design.”

OPTINEO promises to be a true eye-catcher thanks to its transparent design and outstanding location opposite the Ostbahnhof railway station in an area that has a history of hosting pioneering companies, such as Optimol Ölwerke. The building will comprise spacious terraces and loggias, as well as an inner courtyard that opens up towards the central Knödelplatz. WÖHR + BAUER is entering into a long-term partnership with the Maltz family office for the development of OPTINEO and the two partners will jointly manage the asset upon completion. The Maltz family office is the former owner of the Optimol Oil Works production company.

Proffessor Dr Kai Andrejewski, Regional Head Region South of KPMG AG, says: "With WÖHR + BAUER we have a like-minded partner at our side with the expertise we expect. The company understands how to develop solutions, even for very complex tasks, at a very high level with both precision and speed. A new era requires fresh thinking and creative working approaches and we are looking forward to playing a role in that process from our new office.”

OPTINEO will offer an optimal combination of striking design and functionality with a façade featuring angled V-shaped elements and transparent forms and versatile spaces for modern working environments. The shell construction of the development is scheduled to start this summer after the current excavation of the site is completed to create three basement levels.

WÖHR + BAUER has set itself high goals in terms of OPTINEO’s innovative strength and quality, the company’s Managing Partner Wolfgang Roeck, added: “The selection of the architectural design and materials is also a reflection on the achievements of the Maltz family who have used their high level of expertise and pioneering spirit to build a company at this location that is a world market leader in its field.”

The flexible and efficient floor plans developed by WÖHR + BAUER draw on the company’s wealth of experience in terms of innovative office environments and utilisation concepts, Oliver Vogt, board member at WÖHR+BAUER, adds: "KPMG AG is the fourth major player after Linde AG, Brainlab AG, and Vector Informatik GmbH for whom we have developed and built a tailor-made property in recent years. Thanks to our special expertise in this field, our company is in high demand when it comes to supporting and developing innovative spaces and, as a medium-sized real estate company, we can react flexibly to the needs of larger companies in particular.”

Customer satisfaction is a key priority for the company, Vogt notes: “We are pleased to have once again acquired a demanding account with KPMG, who have trust in WÖHR + BAUER. We look forward to welcoming them as a tenant in this exciting new building which we believe will enrich Munich's architectural landscape and also generate value for all residents and employees located in the Werksviertel district as well as Munich as a whole.”
