Kennedy Wilson’s brokerage division secures lease for Duke’s South Paw at OLiVE DTLA

The brokerage division of Kennedy Wilson, a global real estate investment and services firm, has negotiated a 10-year lease for Duke’s South Paw Total Pet Care, a boarding, grooming and day care facility on the ground floor of the OLiVE DTLA apartments.

Located at 1211 S Olive Avenue in Downtown Los Angeles, the 9,632 square-foot pet centre is the first tenant confirmed for the ground-floor of OLiVE and is slated to open in winter 2018.
Kennedy Wilson’s Lee Shapiro, executive vice president and director of retail brokerage, and Justin Weiss, vice president of brokerage, are exclusive leasing agents for the retail portion of OLiVE DTLA on behalf of the ownership group, The Wolff Company.
“The ground floor of OLiVE DTLA is ideal for new lifestyle offerings to fit the needs of the growing, younger demographic in the South Park district,” says Shapiro. “There is a strong demand for pet products and services in communities across Los Angeles, and Duke’s South Paw fills a much-needed gap in the South Park market, offering a convenient location for residents to leave their pets while at work or out of town.”
Duke’s South Paw features a human-friendly café and veterinary clinic and will offer pick-up and delivery services, while hosting art exhibits, wine tasting, meetups and fashion shows for the community.

Built in 2016, OLiVE DTLA is a seven-story mixed-use apartment building with approximately 14,526 square feet of ground-floor retail space below 293 residential units and collaboration rooms. The project features an artist-in-residency program that enables artists to display their work on interior and public-facing exterior walls of the building in return for free rent and a monthly allowance for art supplies. OLiVE DTLA features large-scale murals and sculptural art from celebrated local artists and includes amenities such as a mezzanine-level pool, edgy lounge spaces and multiple sun decks.
