Wates Construction signs lease at Paradigm, Thorpe Park Leeds

Scarborough International Properties Limited (SIPL) and joint venture partner Legal & General have let the whole of the first floor at Paradigm, Thorpe Park Leeds, to Wates Construction Limited.

Wates Construction, the UK-wide contractor specialising in maximising value for customers in the public and private sector, with a focus on safety and quality, has taken a 10-year lease to occupy 10,275 sq ft of space on the first floor of the building.

Paradigm offers 31,650 sq ft of premium office space and 122 car parking spaces. Wates Construction join Pure Retirement, the multi-award-winning equity release lender, which has recently taken the top two floors in Paradigm which is the first speculative Grade A office building delivered as part of the GBP162 million phase two development at Thorpe Park Leeds.

Cushman & Wakefield, JLL and BNP Paribas Real Estate acted for Scarborough, RA Real Estate acted for Wates Construction Limited.

Paul Dodsworth, Business Unit Director, Wates Construction North East & North West, commented: “Yorkshire’s construction industry is at its most buoyant for almost a decade and with 40 per cent of Leeds’ tower cranes occupying Wates’ sites across the city, our business continues to go from strength from strength. Our exciting move to larger premises at Thorpe Park primes us for further growth as we look to expand our portfolio of projects across the region while building on our reputation as a regional market leader.”

Wates will take occupancy of its new office at Thorpe Park later this year following a period of fit-out works.

Paul Holcroft, Head of Commercial Leasing at Scarborough International Properties, says: “This latest letting at Paradigm represents the growing business requirements for high-quality office space in this part of the region. Thorpe Park Leeds continues to answer tenants’ needs with circa 75 per cent of the building occupied and the remaining ground floor under offer, with further deals soon to be announced.

“We look forward to progressing our vision for phase two to deliver over 900,000 sq ft sought-after prime office space to the scheme.”

Rachel Dickie, Head of Urban Regeneration at Legal & General Capital, adds: “It’s great to secure another letting at Paradigm and testament to the quality of office space on offer. Paradigm is the first building to be delivered in partnership with Scarborough, creating grade A space that is on par with the city centre.”
