L&G secures planning for 1,000 new homes in Crowthorne

Legal & General Property (LGP) has secured a resolution to grant planning permission from Bracknell Forest Council for its plans to deliver 1,000 new homes in Crowthorne.

Approval for the development, which is on the former Transport Research Laboratory (TRL) brownfield site has been granted subject to Section 106 agreements.

Arranged over 250 acres, once used for vehicle track testing, offices and industrial laboratories, the former TRL site contains a series of dilapidated, vacant 1960s buildings which are no longer fit for purpose.  Identified as a strategic area suitable for helping to address its housing requirements, Bracknell Forest Council allocated the site for 1,000 homes in its Local Plan in July 2013.

The proposals, which were the subject of extensive public consultation, comprise:

                ◦              1,000 new homes, including affordable homes (located outside of the 400m buffer to the Thames Basin Heath Special Protection Area)
                ◦              A neighbourhood centre located near to Old Wokingham Road
                ◦              A primary school
                ◦              A care home
                ◦              A community centre
                ◦              A new council depot to enable the relocation of the existing depot
                ◦              Over 100 acres of public open space and Suitable Alterative Natural Greenspace

Nick Baker, fund manager at Legal & General, says: “By investing long-term capital in housing and infrastructure, we believe that Legal & General has an important role to play in helping to address the UK’s chronic housing shortage and supporting its social fabric.  Forming just one element of this strategy, the Crowthorne proposals will re-use this previously developed site for 1,000 new homes as part of a comprehensive, well designed, mixed-use redevelopment, whilst making a significant contribution to meeting Bracknell Forest Council’s identified housing requirement.  Last night’s announcement represents a big step forward in delivering this long awaited scheme and we look forward to working with the local community as the development progresses.”
