M&G Real Estate leases Hollywood House following major refurbishment
M&G Real Estate has let the final floor at Hollywood House, Woking, to FE, a provider of investment data, software tools and performance analysis to the financial services industry.
FE has taken just under 9,000 sq ft on the third floor at a rent of GBP23.50 per sq ft.
Hollywood House is a 4,035 sq m multi occupied office building located in Woking town centre. Between 2010 and 2011, M&G Real Estate extensively refurbished the five-storey 1980s building, taking the opportunity to substantially improve its energy performance, raising the Energy Performance Certificate rating from G to C.
Aaron Pope, asset management & leasing at M&G Real Estate, says: “We are very pleased to welcome FE to Hollywood House and are proud of its green credentials, which are undoubtedly a contributing factor to the success in letting the entire building. This transaction follows on within two months of letting the fourth and fifth floors to 2H Offshore Engineering – the entire office space is now let, reflecting the very strong current office market in Woking.”
Nina Reid, director of responsible property investment at M&G Real Estate, says: “Integrating sustainability into the refurbishment of Hollywood House enabled us to secure a pre-let of 1,574 sq m to Skanska, an occupier with a strong covenant and a strong commitment to sustainability, on a ten-year lease. It also translated to lower operational costs for occupiers.”
