REC Real Estate Consultancy has completed its technical building inspection of the recently opened shopping centre Aura Surgut located in Russian Siberia.
The Frankfurt am Main based property consultants are specialised in all technical issues involving commercial real estate - in particular technical asset management - and are now expanding their activities in Russia.
The client of the inspected property is the Turkish developer and investor Renaissance Development. Founded in 2006, Renaissance is specialised in shopping centres and office buildings. The company is part of the Renaissance Group - present in 20 countries with 15,000 employees active in the business areas construction, real estate development and management, energy as well as harbour development.
REC performed for Aura Surgut a comprehensive on-site technical and health and safety check as part of the handover of technical installations based on German and international standards.
“This inspection assignment has been challenging, as we were dealing with one of the latest shopping centres east of the Ural. The Aura Surgut, a combined shopping and entertainment complex with approx. 98,000 sqm Gross Floor Area, must withstand extreme weather conditions. The snow loads, wind speeds and depth of frost lines are by no means comparable to German circumstances and demonstrate a great challenge,” says Jens Dehnbostel, managing director of REC, who had been on site in Siberia managing the technical assessment.
The shopping centre is located approx. 2,300 km to the north-east of Moscow in the west Siberian city Surgut. As a hub in the pipeline network, the city counts among the main centres of the Russian oil and gas industry.
Surgut has developed very dynamically since the seventies. In just the last 25 years, the population has doubled to currently over 300,000 inhabitants.
Opened in November 2012, the shopping centre has a lettable area of approximately 65,000 sq m with 2,200 outdoor parking lots on an area of approx. 130,000 sq m.
“We are active in Europe and Turkey and recently had our first assignment in Russia with the mall Aura Novosibirsk. Now we are expanding our business in Russia gradually. The demand not only applies to new buildings, but especially also on existing buildings. Hence, we see a significant demand and therefore, growth opportunities for our company,” says Dehnbostel.
